Florida Realtors® has just released the September housing market numbers, and the results for Lee County tell a compelling story. Closed sales for single-family homes surged 14% compared to one year ago—an impressive gain that reflects renewed buyer confidence across Southwest Florida. Pending Sales, often the best barometer of current buyer activity, also climbed by double digits—up 11% from September of last year. Meanwhile, new listings dipped slightly, down 2.3% for the month, leaving the housing supply at 6.7 months. While that still places us in “buyer market” territory, the trend toward balance is clear as inventory tightens and demand remains strong.

Opportunities for Buyers
For many buyers, the window of opportunity has widened. Mortgage rates have eased, providing welcome relief and improved affordability. As of the week ending October 13th, Freddie Mac reported the average 30-year fixed mortgage rate at 6.19%, a noticeable improvement from the 7%+ range seen earlier this year. With more homes to choose from and sellers increasingly open to negotiation, well-prepared buyers can secure excellent values—especially when guided by a knowledgeable, full-time agent who understands our local market dynamics.

Homes are taking a bit longer to sell—averaging 67 days to go under contract—and sellers are receiving about 93.5% of their original list price. The key is positioning.
